Project Description:

Niche Planning Studio was engaged to undertake planning investigations for the registered housing provider branch of the Salvation Army. While the larger Salvation Army organisation owns a number of sites across Victoria, the housing provider branch was seeking to increase their capacity to provide safe housing to those experiencing social disadvantage by increasing their social housing stock. Planning investigations focused on potential future subdivision and development, including social and affordable housing across some Salvation Army owned sites in Victoria. These included sites in the Greater Geelong and Casey municipalities.

The sites were affected by constraints including flooding from the nearby river, and access restrictions, which required careful consideration of subdivision design to both create good future planning outcomes and maximise development yield. Niche also worked together with each of the local municipalities to ensure that the proposed affordable housing component was well located in regard to public transport, open space and general community amenity.

Through collaboration between Niche’s planners and urban designers, we were able to provide advice that would allow for a diversity of housing types suitable for standard and affordable housing developments.

Urban Design

Setting the vision and helping create and guide the development of a site is paramount to the successful implementation of a project.

Working with a variety of project scopes and sizes for various clients, we have brought a strong design skill-set to the table with experience in master plans, subdivision and development design. Our team have been actively engaged across both metropolitan and regional areas in the preparation of Urban Design Frameworks, Main Street Design options, Outline Development Plans, Structure Plans and Subdivisions of various size.

We provide in-house design and graphics skills that partner well with government, developer and landowner clients to visually illustrate best practice planning solutions. We are proud of our design capabilities and our innovative solutions to site constraints, bringing about a high-quality design outcome for all.

Project Management

Niche Planning Studio has extensive skills and experience in both Project Coordination and Project Management through previous roles as Land Development Managers within private enterprise and government. These roles have ensured that we have strong skills in facilitating planning and environmental approvals, preparing financial feasibilities and guiding marketing and construction programs for major land parcels in both growth corridors and in-fill sites.

All members of the team at Niche Planning Studio have an excellent understanding and awareness of the development process, time value of money and long-term implications that planning delays can bring to a project. We pride ourselves in working closely with both state and local government agencies and translating complicated planning policy frameworks and systems into clear, understandable and implementable actions.
